Property Condition Report (PCR)

A comprehensive Property Condition Report outlining all areas and components of the property, including appliances with serial/model numbers and records of legal obligations.

PCRs are delivered as PDF and Word document reports with photos included in the report and separately as full-size JPEGS. All photos are comprehensibly indexed and labeled.

Our PCR's typically contain between 250 - 800 photos, depending on the size of the property. We have even delivered reports with more than 1500 photo's in the past!
Inventory Report (INV)

A full inventory of all items being left in a furnished Property.

The report will include labeled photos and is delivered in PDF format.

Routine Inspection (RI)

Typically performed quarterly, with the first normally conducted 6 weeks into a lease.

All maintenance requests are recorded in the report and you will receive the full Routine Inspection PLUS a separate cleaning list to pass on to the tenants AND a separate list of maintenance items for your action.

Final Bond Inspection (FBI)

The equivalent to a Property Condition Report, however, conducted at the end of a lease for comparison to the ingoing PCR.

If the ingoing PCR was conducted by Reportally, the resulting Final Bond Inspection will feature comments highlighted in red where any changes to the property have occurred to allow for easy comparison by the Property Manager or Landlord.

- All work that we conduct is delivered electronically via the Inspective web portal with no limit on the number of photos or text in each report.
- All customers of Reportally, upon delivery of their first report, are provided with a free account and login details for Inspective. This provides you with a 1 stop shop for accessing all the work that we perform for you. No need to download and save the reports yourself if you don’t want to! From the Inspective web portal, you can even send copies of reports electronically. We will be happy to run you through the use of the Inspective platform and explain some best practices for managing your reports efficiently.
